Not all properties are the same — but compliance (the legal bit) is.
Different buildings require different levels of management depending on their size, complexity, facilities and reporting needs. Our service levels are designed to cover the essentials first, and then scale appropriately where additional involvement, expertise and reporting are required .
Before any service level is agreed, we take the time to understand the building, its demands and the expectations of the directors or Freeholder. Services and reporting are planned on a yearly basis to allow for proactive management, cyclical maintenance and clear budgeting in line with the lease and client requirements.
We provide full residential block management, including financial management, maintenance planning, compliance, contractor oversight, reporting and communication with directors and leaseholders.
All client funds are held in dedicated individual client accounts — each building has its own separate service charge account and reserve account, completely isolated from all other buildings and from Integrity's own business accounts. Your money is yours, held exclusively for your building. Your property, your bank account.
We work closely with RTM and RMC directors, providing guidance, explanation and support where needed. You don’t need to know everything — but you should always understand what’s being done on your behalf.

Block management is the day-to-day care, organisation and oversight of your building.
It covers everything from maintenance and compliance to finances, contractors and communication — ensuring the building is safe, well run and properly looked after.

RTM and RMC director support is about clarity, guidance and control.
Being a director comes with legal and financial responsibility.
We support directors by explaining responsibilities, managing compliance, and setting out clear options — so decisions are informed, defensible and properly documented.
You don’t need to know everything. You just need the right support.

Health & safety management ensures the building is safe to live in and compliant with legal requirements.
We oversee inspections, certifications and follow-up actions, explaining what’s required and why — so nothing is overlooked and nothing is done unnecessarily.

As Company Secretary, a managing agent handles the legal administration of the company, including Companies House filings, statutory records and director updates. This ensures the company remains compliant and directors are supported with their ongoing legal obligations.

When a flat is sold or transferred, we handle everything — solicitor enquiries, management information, and all required documentation — so transactions move quickly and without confusion.

When a flat is sold, these documents are often required under the terms of the lease.
Consents and regulations cover formal approvals and notices required under the lease, including Deeds of Covenant, Certificates of Compliance and Notices of Transfer or Charge.
We review the relevant paperwork, liaise with solicitors where needed, and issue the required documents for a fee, ensuring transactions can proceed without unnecessary delay.

We also support clients who want to improve communal areas beyond basic lease obligations, compliance & maintenance.
These are improvements that go beyond the minimum requirements of the lease, but can make a meaningful difference to day-to-day living and the long-term appeal of the property.
We help plan and manage improvements to communal areas, balancing practicality, resident use and long-term value.

Major Works (Section 20) cover significant repairs or improvements that exceed the statutory consultation thresholds.
They require careful planning, consultation and communication.
We manage the Section 20 process from start to finish — planning the works, explaining what’s required and why, appointing the right professionals, handling consultation properly and keeping leaseholders informed — so projects are compliant, well controlled and clearly explained.

SERVICE LEVELS EXPLAINED
WE HAVE 3 SERVICE LEVELS:
Our management agreements are ARMA/TPI-aligned, legally grounded and deliberately neutral.
They are not written by agents for agents, nor weighted in favour of the managing agent, or for the client, but structured to reflect legal obligations, clear responsibilities and good practice for all parties.
Once agreed, everything is documented clearly so expectations are aligned from the outset and everyone understands where they stand.

This service level is suited to small to mid-range residential properties with relatively low-maintenance requirements.
The building typically requires standard day-to-day management, with no high-level health and safety complexities, specialist plant or intensive contractor involvement. Leaseholder communication is generally limited to matters within the agreed budget and standard maintenance requirements.
The property receives four scheduled site visits per year, with annual client reporting in line with industry standards. This level ensures the building’s core management, administration and compliance needs are covered in a structured and dependable way.

Silver is designed for larger or more complex buildings where service charges and day-to-day demands are above the standard level.
These properties often involve lifts or specialist plant, increased health and safety monitoring, and services that are more labour-intensive. As a result, they require more frequent oversight, reporting and leaseholder communication.
The property receives six site visits per year with reporting, alongside quarterly financial reporting to directors. Senior Property Managers oversee these sites, ensuring a higher level of involvement, coordination and responsiveness.

Gold is intended for larger developments with greater complexity and more exacting management requirements.
These buildings typically involve specialist contractors, on-site staff, enhanced fire and health & safety obligations, and a need for higher reporting frequency. Management is more intensive and bespoke, reflecting the scale and demands of the property.
The property receives twelve site visits per year with reporting, monthly financial reporting to the board, reserve fund appraisals, and closer oversight of on-site staff and services. Senior Property Managers with specialist experience manage these buildings, with a high level of client-facing interaction and strategic involvement.
If you’re unsure which level is appropriate, that’s entirely normal. We’ll talk through the building and advise which service level best reflects its needs — without upselling or over-complicating things.
