LPE1 & LPE2
(Leasehold Property Enquiries form) are the standard form used by managing agents to provide information about a leasehold property to a buyer's solicitor during a sale. It covers service charges, ground rent, building insurance, any outstanding disputes, planned major works and other key details about the building and lease.

Notice of Assignment & Charge
Where a property is both sold and subject to a mortgage, a combined Notice of Assignment and Charge can be served simultaneously — formally notifying the freeholder or management company of both the change of ownership and the new charge in a single document.
We handle these efficiently, ensuring both notifications are correctly processed and acknowledged, keeping the building's records accurate and the transaction moving without unnecessary delay.
Licence to Assign (LTA)
A Licence to Assign is a formal consent granted by the freeholder or management company, permitting the current leaseholder to transfer their lease to a new owner. Many leases require this consent before a sale can complete.
We manage the process from start to finish — reviewing the application, liaising with the freeholder or RTM company, and issuing the licence correctly and promptly so the transaction is not delayed.
Deed of Covenant (DOC)
A Deed of Covenant is a legal document in which the incoming owner formally agrees to comply with the obligations set out in the lease — including payment of service charges and adherence to the building's rules and regulations. Many leases require this to be completed before or shortly after a sale completes.
We arrange, review and execute Deeds of Covenant correctly and promptly, ensuring the incoming owner is properly bound by the terms of the lease and the freeholder or management company's interests are protected.
Notice of Assignment (NOA)
A Notice of Assignment is served on the freeholder or management company after a sale has completed, formally notifying them that the lease has been transferred to a new owner. This is a legal requirement under most leases and ensures the new owner is correctly registered.
We handle the receipt, processing and acknowledgement of Notices of Assignment promptly, ensuring the building's records are kept accurate and up to date.
Compliance Certificate (CC)
A Compliance Certificate is issued by the freeholder or management company to confirm that all obligations under the lease have been met — typically required where HM Land Registry has placed a restriction on the title, preventing registration of a new owner until the certificate has been provided.

Notice of Charge (NOC)
A Notice of Charge is served on the freeholder or management company when a leaseholder has taken out a mortgage on their property. It formally notifies the landlord that the property is subject to a charge in favour of a lender, as required under most leases.
We acknowledge and process Notices of Charge efficiently, ensuring lenders' requirements are met and the building's records remain accurate and current.
Deed of Variation
A Deed of Variation is a formal legal document that amends the terms of an existing lease — whether to correct an error, update outdated clauses, extend the lease term or change specific obligations. It requires the agreement of all relevant parties, including the leaseholder, freeholder and any mortgagee.
