Block management is the structured management of a residential building on behalf of those with legal responsibility for it.
A managing agent acts as an impartial intermediary — upholding the lease, meeting legal and regulatory requirements, and ensuring the obligations of all parties are carried out fairly and consistently. When this isn’t done properly, compliance can be missed, responsibilities become unclear and trust quickly breaks down.
It involves ensuring the building is maintained, safe and compliant with the terms of the lease and all relevant legislation. This includes managing health and safety obligations, statutory inspections, service charge administration, contractor appointments, financial reporting, and ongoing communication with directors, leaseholders and professional advisers.
Good block management is proactive, not reactive. It plans services in advance, documents decisions clearly and keeps everyone informed, so issues are dealt with early and obligations are met before problems arise.
